We recently a did new Los Angeles hard money loan. It is in the suburb of Buena Park and for the amount of $95,000.
This California first trust deed is 50% Loan to Value (LTV) and it pays 12%. It is a fix and flip so this investor should be out of it in 6 months or less.
Normally on our San Diego Hard Money loans and our Los Angeles hard money loans, we don’t pay the investors points for origination except that on a fix and flip, we pay a half point since they won’t be in the loan that long.
The borrower will put approximately $15,000 into the property and market the property for somewhere in the neighborhood of $300,000. The purchase price was $180,000. Nice profit for the fix and flipper!
